As affordable housing needs reached unprecedented levels, construction advances on 14-unit Kevin’s Place redevelopment on Gorham Street

Blue Door’s new emergency housing facility in Newmarket is taking place is expected to be complete in October.

The new Kevin’s Place has been under construction on Gorham Street since November 2024. The 14-unit facility is being rebuilt, with the former six-unit facility being torn down. 

The organization said the concrete slabbing is complete, the metal framing is up, and wood framing is well underway.

“This redevelopment reflects a strategic, compassionate use of land to expand housing options where traditional market solutions are falling short,” the organization said in a news release.

The new facility will be a three-storey stacked townhome, with each unit meeting accessibility standards. The new facility is meant to provide housing for those experiencing homelessness, with community support also available.

Chief operating officer Emmy Kelly said the redevelopment is a defining moment for the organization.

“It demonstrates how communities can re-imagine existing spaces to create homes that foster belonging, opportunity, and a stronger future for everyone,” Kelly said.

The organization noted that affordable housing needs have reached unprecedented levels, with a 2023 national analysis finding the country is missing approximately 4.4 million affordable homes, creating a significant barrier for those across the income spectrum to secure stable housing.

“A safe, dignified home changes everything!” Kelly said. “Kevin’s Place will give individuals the stability and confidence to focus on their health, relationships, and goals, creating the foundation needed to move forward and fully participate in a thriving community.”

The organization expressed appreciation for all of the private and public sponsors for the project that have helped make it possible. The project was costed at approximately $8 million in 2023.
